Real Estate Tiptoeing to Selling Your Home in New Jersey

So you have finally decided to sell your home.  Congratulations on your decision.  If you bought this home with your spouse, you may have some trepidation about selling because of the unknowns that may cross you path.  No home sale is ever the same.  If you can be prepared you will have a much smoother transaction.  Close your eyes, take a deep breath and think about the outcome you are looking to achieve.

If you are game and prepared to go it alone, then do so.  You may want to contact a couple of area Real Estate companies for a market evaluation to be done on you home.  The best and quickest way to sell your home is to make sure the price is right.  You also need to do some marketing to give the property more exposure to the area buyers.  Certainly, the other option is to hire a Real Estate company that will all of that for you.  Contact a few Real Estate companies and interview them on who would be the BEST Company to represent you in your house sale.   A good agent will point out the strengths and weaknesses of your home, how you will stack up against the other homes and what you may be able to do to tweak your home towards a successful sale.

Once you have decided on a price, whether you are selling on your own or listing with an agent.  Then the key is to make sure the house is available when an agent wants to show your home.  If the property is difficult to show or doesn’t show well when buyers are looking, chances are your home will take a little longer to sell.  Keep price in line with condition, comps and your location you should be guaranteed to have buyers calling to take a tour of your home.

Put the right team together for a smooth process.  A good Real Estate agent is important to guide you through, to help with the tasks that need to be carried out through the sales transaction. You need a good legal team to make sure you are covered in a variety of aspects that come up during closing.  Even though in NJ you are not required to close with an attorney.  Your best bet is getting a Real Estate attorney.  Not your brother the corporate attorney or your sister the criminal attorney.  Your real estate agent can recommend a couple of area attorneys you can speak to.  The attorneys team will assist you with any issues that crop up during the transaction period, with its inspection issues, UST’s, recording, etc.  Then you will need to schedule movers, storage spaces to be ready to go at the day of closing.
